Nested Labels using Shared Parameters

I am going around in circles trying to resolve this issue and whilst I have read similar posts they do not appear to be related to what I am trying to achieve.  The issue is as follows:

 

I have already created a 'Title Block' family which uses labels attached to shared parameters to list the materials used for Roof, Wall, Doors and Windows in an Architectural project - see below illustrations of the Title Block Family (Fig 1) and its use in a project (Fig 2)

Whilst this works well, I am not happy with the fact that if the explanatory text does not fit the box size or overlaps it then it looks scruffy.  I therefore went to work to create a new version of the family where the height of each line of boxes could be raised and the label text locked horizontally to the centre line so that if the text was greater than contained by the box I could increase the height of the line with the text remaining in the centre.

Whilst I have very easily created the larger boxes, I have come unstuck when trying to tie the label to the centre line and get it to show the shared parameter text.

I have created a Generic Annotation family which consists of a Label and an invisible horizontal line which is then nested into the Title Block family, but whatever I try I cannot get any text shown in the nested labels when the Title Block family is used in a project.   I have tried making the label family have multiple types where a label exists for each shared parameter but is only visible dependant on the  parameter being used.  I have tried using a single generic label and using it multiple times in the title block, then associating each of them with the correct shared parameter within the Title Block family.  Where am I going wrong?  I note the appearance of some text at the top left of my screen, below the tool bar, as "Modify | Generic Annotations | Label: 'drop down' <None> and a greyed out 'tick box' with Instance Parameter next to it, but these do not appear to do anything other than what I have already tried.

So, what am I doing wrong?  I assume what I am trying is possible?

Sorted this out myself, something clicked!   Did not nest labels but used them directly in each box representing each shared parameter. Just aligned the text by making each into a group with an invisible central horizontal line which I locked to the requisite reference line!
