Multifamily Unit Matrix: Calculating single unit area including multilevel (loft) units and units with balconies

Hello, everyone.

 

As I was trying to build a typical unit matrix for the multifamily project in Revit based on owner's request, I realized the complication of including an area of a single unit consisting of more than one room space (ex. multilevel unit or unit with a balcony) in the overall unit matrix (if that is possible in a single schedule). I can count separate rooms and total areas (both net and gross) without problems, but I can't get to calculate different single unit conditions even using various workarounds like using percentage formula.

 

In an example below what I would need is somehow calculate both levels of a loft unit (400 + 200 or 1200 / 2 = 600 SF) or include the balcony area in the gross area of a unit (400 + 80 = 480 SF). Ideally, if it would possible to use the schedule grand totals in formulas, I would just divide the total unit area by the unit count, but totals can't be used in formulas easily...

Anyway, the sample file with the schedule is attached to play with. Perhaps, someone knows the answer.

Have you tried using a custom parameter to "tell" each room what unit they "belong" to? That would give you something useful to sort/group by. For multi-story units are you defining the vertical extent of rooms so they extend up into their full height?

 

The local code requirements for describing the area of units will factor in depending on where you are too. For example we can only really "occupy" the floor space (what we can stand on) of any unit, not the "open to below air space" in a loft but some municipalities want you to include/exclude such area/volume.
