Light and Ventilation Schedules - Custom Room Schedule

Hello- had a question on schedules that I just can't figure out...any out there know a solution to this? (a workaround would work too).
I'm trying to make a Light and Ventilation Schedule based on my studio's CAD schedule.
I've started with a Room Schedule and made all the columns and have all the correct values in each column, etc.
The issue I'm having is that per our current layout, we have the Living Area, Dining area, and Bedroom, and I want to be able to have a row showing a total of the Living and Dining rooms, followed by the bedroom below. See attached image.
I can get as far as ordering and grouping the rooms by Unit number, which I want, and I can get a total for all three rooms within that unit, which I don't want.
So how can I get the total on just 2 of the rooms in the unit, and then show the third room underneath independently?
Some factors that may help:
Each room contains a Unit # parameter as well as a unique room number.
Can I show somehow the totals for rooms 1 and 2 (which would correspond to the living and dining areas) and then show room 3 underneath??
The only thing I can think of is to create a new parameter altogether which would allow me to sort and group the rooms by this third parameter that would be used only to determine the totals of the rooms containing this parameter...?
Any ideas???
