As I understand, the only way to obtain real length of the wall, which is connected with other walls, is by creating parts?
Otherwise it give me the length between core center lines of side walls, which is not correct if we want to obtain real length of wall type.

May not be the only way but certainly a good way without changing how walls are drawn and joined.
Also found to have corner walls to be miter joins increase the accuracy instead of but joins.
Depending on where and how you are calculating this, I had to reverse engineer the length value with this formula in my schedules - area / height = lenght
Again, not perfect but can help.

Using parts as you described in your original post is a better, if not the best, approach. If it is your idea then feel free to pat yourself on the back. If someone else gave you the idea then they deserve a proper thank.
Using a formula only works if the walls have no opening, not attached to a sloped roof or floor, not profile edited.
