IfcSpace Unable to Customise Attributes for Exporting to IFC4

We have a list of attributes that we would like to incorporate into our BIM Model and eventually export to IFC4.

Take for example, for Land Lots to be mapped to IfcGeographicElement:

Name of Property Set (Pset): ParcelType

Instance or Type: Text

Sample Values: Land/Airspace/Subterranean

Name of Property Set (Pset): BalanceLotIndicator

Instance or Type: Boolean

Sample Values: Yes/No

Take for example, for Strata to be mapped to IfcSpace:

Name of Property Set (Pset): AreaName

Instance or Type: String

Sample Value: Toilet

Name of Property Set (Pset): PlanApprovalDate

Instance or Type: Date

Sample Value: 28/09/1986

Name of Property Set (Pset): Area

Instance or Type: Number

Sample Value: 54

Let's take the example of IfcSpace.

Therefore, I cannot proceed to involve the relevant attributes. I would like to know how to incorporate all 5 Types of Data, namely, Text, Boolean, String, Date, Number but my first step is already out.

Another question I have is regarding exporting Pset Schedule to IFC4. While using an IFC Viewer to check, the Level and Number appear but not the Area. What we require is the Area Values:
