When I add it to the project and put it on the roof, say on the "hip" one, then part of the metal tile naturally hangs down and needs to be cut off. I tried to cut it with openings, planes, and it just doesn't work.

If you've used structural framing template you should be able to cut it using a reference plane. However I think you've switched a generic model template to a structural framing category... In that case you could use a void family to cut it in the project ('cut with voids when loaded' already checked in the family). In case you want to use an in-place void extrusion, you need to cut the geometry with it before exiting edit mode. hmm, scratch that...
