Custom Spot Elevation Text Moving

I know this is a known issue in other threads but I can't seem to find a solution so I want to see if anyone has a solution to this problem.  I have read threads all the way back to 2013 and everyone seems to be running into the same issue.  My custom text is moving up into the elevation text when I move the spot elevation tag down.  Has anyone found a solution to this issue?

Where is the "Custom Text" coming from?

The text is a custom generic annotation family. I attached the annotation family so you can see how the family was created.

Constrain the Anno with a locked dimension in the family.

You need to have two different Spot Elevation types, which use two different symbols with opposite label locations.   Such a pain if your standards require to show it.  Mine, I just use a suffix or a prefix inline with the elevation value.

Yes, I had to create a new tag.  Attached is the tag that I created.  If you open the family the text will appear above the line, however, when you load the family and then change the angle to below the object it will appear correct.

 

Edit: it isn't allowing me to attach the family.

The generic annotation family gets mirrored using the X-axis. So if you place a 3 line label (Vertical Align: Middle) on the X-axis, your SPOT-TEXT gets depicted in the same position .

The extra lines are an extra text parameter in the label, with the Break colomn checked.

 

Now you have to make the lines containing the "A" visualy empty. That can be achieved by copying a UNI-Code from the Dimension-Text editor into the extra text parameter..

Anything that was improved since then?  It is the same with symbol and text, need to use two types and can not automatically change left/right after insertion. For top/bottom, I have to use two types of symbol(actually one with two visibility parameters) and for left/right I have to mirror. It would be great if it is one type and you could just swap these by SPACE - top left/top reight/bottom right/bottom left.
