Add divisions to mesh after using boolean operator

Hey, I am trying to subdivide a cliff/rock geometry to sculpt and vertex-paint it. I used a boolean operator to carve a door and a small corridor in it. This is how it looks:

If I now go to "Edit Mesh -> Add Divisions", it will result in this:

And it gets even worse if I use polySmooth:

There are even faces that cover a part of the door. I already tried to draw a square 'frame' around the door but it will give me the same result. Why does it not divide properly?
