When I go in to edit text around a detail, it will select it but will not allow me to edit. I have tried ERASE, editing the MTEXT, deleting it. Nothing works. But whats even stranger is if I try and move it after I "delete" it, it disappears. Whats going on.... and will this text come back?

It sounds like your display isn't refreshing.  When you delete this text and enter REGEN at the command line, does it disappear then?  You can try updating your graphics card driver or turning off hardware acceleration (GRAPHICSCONFIG) to see if that helps.

Try AutoCAD menu > Options > Profiles > Reset on the current profile and see if this helps.

I've cleaned up the file and typed in the command REGEN and nothing. When I move the text, it disappears which I find strange. It isn't even on a hidden layer when that happens because  I do layerunhide. I mean it works... but I want to make sure its not a temporary fix.

Are you able to share a portion of your drawing that exhibits this behavior?  Did this drawing originally come from another program?  Your initial message wasn't clear to me.  You can edit TEXT okay, but not MTEXT?

Have you installed the 2022.1.3 / 2023.1.2 Update yet? ABOUT command will confirm what you have installed. If not, get it from your Autodesk Account Page here https://manage.autodesk.com/cep/#products-services/updates
Restart your PC afterwards.

If that did not help... Set GFXDX12 variable to 0 (that's a zero) then restart AutoCAD 2022-2023-2024.

Turnoff LINESMOOTHING and LINEFADING variables.

If still no relief then start GRAPHICSCONFIG command and change the 2D Display Settings pulldown from "advanced mode" to one of the other choices.

If all else fails, then turn off Hardware Acceleration as a last resort, then start a support ticket through your subscription portal as explained here as your PC is underperforming https://knowledge.autodesk.com/customer-service/account-management/users-software/support-options#:~....

When you select the text, what does the properties window say the object is? Is there a chance you are selecting multiple objects? Have you tried adjusting the draw order for the text and see if that makes a difference?

Use the LIST command on that MTEXT and reply with the results.
Are you in 3D mode?
