Shifted mtext in xref

Apologies if this has been posted before, couldn't find something similar. Seems simple but I can't figure out which property is affecting the mtext to show shifted slightly higher in the xref compared to my working drawing. Thanks in advance!

A wild guess -- There's a Z-coordinate difference, and in one you are not looking quite straight down from above [not in PLAN view], or the Xref is skewed in the 3rd dimension somehow.
