Ordinate Dimensioning Not Showing Correct Values

I'm using AutoCAD 2021 on Windows 10 (64-bit). I'm trying to use ordinate dimensioning within a viewport & the dimension values are not shown correctly relative to the origin. When I use the ID command to check the point locations, they are displayed correctly but the actual dimension values are incorrect. I've tried resetting the USC within the viewport & it still doesn't work. Please help!

If you do this in modelspace, after activating the model tab, does the issue go away or is it still present?

It works correctly when I dimension from model space but not from the viewport. I'd like to do all of my dimensioning from the viewports.

do you have dimassoc set at 2?  When trying to dimenion linear or otherwise, if i dont have dimassoc set to 2, it can get some crazy values or paperspace values.  not sure if it affects ordinate dims but I'm sure it does.  also i'm sure you have your 0,0,0 base set correctly PER VIEWPORT
