Object area field in mtext not updating with regen, regenall

in the screencast, I've made a rectangle with mtext containing field (area of rectangle). Is it normal that the only way the field updates is if I click into the mtext and right click the field and select Update Field? I've tried using regen, regenall, and changing fieldeval sys variable to no evail. Is there a way to make the mtext field auto update?

What is FIELDEVAL set to? 31? 

Unless I missed it, I didn't see you check this in the screencast.

I didn't check it in the cast but I did check it. Initially set to 31. I tried 0,1,2,4,8,16 with no difference

31 is default and well.

2018 is updated? 2018.1.2 is current, check this in your Command: About Dialog
