Help with rectangle tool

Im basically trying to use the rectangle tool to draw a rectangle inside of a square. 

 

I select the rectangle tool, press shift and select temporary tracking point. I hold my cursor over the top left corner of the square, wait for it to say endpoint and type in 5 (enter) horizontally to the right. I then move my cursor down vertically and type 5 again but it just closes and makes a small rectangle connected to my square. I am trying to create a start point for the rectangle.

 

I am able to create the rectangle after the first time I enter 5 but its then its 5 along but connected to the top of the square. It does not allow me to (down arrow) select dimensions after the second time I enter 5.

 

I hope this is understandable, please help!

Use " from " osnap option as shown below ..

 

Command: rec RECTANG
Specify first corner point or [Chamfer/Elevation/Fillet/Thickness/Width]: _from Base point: <Offset>:
>>Enter new value for ORTHOMODE <0>:
Resuming RECTANG command.
<Offset>: @5,-5

Specify other corner point or [Area/Dimensions/Rotation]:
>>Enter new value for ORTHOMODE <0>:
Resuming RECTANG command.

Specify other corner point or [Area/Dimensions/Rotation]: @50,-32
