Dimension Text Offset when using \X

Hi, I am looking for a solution to the inconsistancy in Text offset when using \X in Dimensions.

 

We use 2mm as our "Text offset" so when I want to put Text under the Dimension line, I adjust the Text offset but nothing happens with the Dimension... see screen gabs below

I was thinking maybe double the offset and see how it looks.... but no dice...?

Has anyone found a work around (without using seperate text) for this?

@imadHabash I think the problem is within Dim Style. When adding \X it somehow??? doesn't scale the Offset from dim line.... could it be?

Thanks for your CAD drawing file ..

Click on below image and see how when you reset your dim text position to origin place , any changes now will take a place.
