Fields Not Updating in Xref

I've seen several similar posts but nothing quite like the issue I am having. I have a simple titleblock with some drawing properties in it that are updated per sheet. The xref comes in and reads drawing properties - but not consistently. Sometimes it will read the properties sometimes not. Sometimes when you regenall it updates sometimes not. Even reloading the xref will not update it - unless you edit something in the xref.  I am OK with doing a simple REA but not closing and reopening every sheet file. The only fully consistent method I have found is to close the drawing and reopen it. Then the fields update.

I have checked FIELDEVAL (31) and DEMANDLOAD (3) and nothing seems to consistently fix it. 

Is there another setting for xref, field updating, regen or something I am missing that 'fixes' this issue? I have attached a sample. This file was not updating then after about the third try "a while" later it suddenly updated just fine with REA. Now its stopped again.

"sometimes" type problems usually means there is something missing at that moment.

Q: your ZIP file only contains one DWG file with a block in it (that's not an XREF), is that your problem, you have some xrefs and some that are no longer Xrefs?

Sorry. I used the default settings on ETransmit and it must have inserted the Xref (the titleblock) as a block. It was referenced into the drawing example. 

REA doesn't always show me updated fields. If I force an update with UPDATEFIELD, select the XREF, update, then REA again - I get the updates. Other times, in the same drawing a simple REA works.

I'm trying to find why I have to force the update sometimes and sometimes I don't. There doesn't seem to be a pattern to when I have to force it even in the same drawing. There must be some drawing or system variable that is/isn't getting tripped to control the update.

check out the FIELDEVAL variable, it has several settings that may work for you.

Yeah, I had looked at that one and DEMANDLOAD (3). FIELDEVAL is set to 31 would should trigger a refresh on everything possible but its not catching it.

If the actual field is in an xref drawing, this will not automatically update in the host file until you reload the xref.
