if i change the render to mental ray, it renders in 1 sec!!!!!!

it all depends of your shaders and geometry.

If it is only one box, what material are you using?? you should place at least one light.

Check your Video Card drivers too.

Now remember Mental Ray and Iray are renderer software that won't be updated or supported by NVidia any ore, they will eventually die, I would recommend to look for some other alternative.

Here is the thing, IRay as many GPU render works until it reaches some limit, this could be time or quality.  The regular Mental Ray works in a different way.

So what can be happening is that by default IRay may be rendering more or giving you better quality, where as regular Mental Ray is just rendering whatever was preset, and it doesn't matter if it is high quality or not.

BTW the whole system will work better if you use Mental Ray materials and shaders and Mental ray (Photometrics) lights.

By defaut 3D Max uses standard materials (No Iray friendly) and default light.

If you really want to compare both renderers, create something, place some lights and set Mental Ray to get a decent quality image, then try to matchthe same quality with I Ray.

Even with this, Mental Ray may be faster because the way it that GI, it uses an interpolated method. IRay uses a more precise method.  If you setup Mental Ray to get closer to a brute force method, then the results should be similar or better for IRay.
