How to import 3D building with texture to 3ds max from ArcGIS Pro

I've been trying to import 3d building data w/ texture (rooftop & sidewalls) from ArcGIS Pro to 3ds max, but haven't had any luck so far.

 

The original data is in collada format (bunch of .dae + .jpg) with a KML. I can drag & drop the KML file to ArcGIS Pro local scene, I can get all buildings at the right location (thanks to KML) with a proper texture. I can also do the same thing with GoogleEarth Pro. So I believe this KML + collada file are the right file without an error.

Then I want to open them from 3ds max (which I do have very little knowledge / experience) but I have no idea.

 

What I've tried:

* Open the KML from Civil 3D - all buildings appear at the same location (origin?) and

   I don't see a texture at all

* Try to convert a collada file to FBX using Autodesk FBX Converter (2013.3), The texture

   is missing in the converted file? no idea how to maintain buildings location?

* Try following instruction:

   http://www.studiosmuts.com/ceed3/arcmap_gis-to-3d/

   ArcScene doesn't support building texture - I was able to bring a model into

   3ds max without texture though.

 

Please let me know if there's anyone who has an idea how to bring 3d building

with texture from ArcGIS pro to 3ds max.

I'm on subscription on both Autodesk & Esri, so I can access the latest version

if necessary (I'm currently using 2019)
