Text box with Options

I was wondering if there was a way to make a text box that has options to turn on text. So, for example, here is some of the text that is needed at times. Is there any way to make it so that I would not have to delete the text on every project or would there be a way to just turn off B. If anyone has thought of this before that would be amazing to hear some insight.

What difference does it make between turning off and deleting?

You can make it a schedule or a family of you want to turn off, not delete.

I am trying to find a way to add it to a template to save some time on multiple sheets and projects all at the same time. Also not every sheet needs the same note so I was just trying to find a way to be able to select what I need per sheet.

If it is to be placed on multiple sheet then make it a legend view, or a schedule, or a generic annotation family so that you can update the content just once, and delete or add back at will.

You can make the text block a group. Have two different groups. Select an instance, change type. Or select all instances in project, change type.
