You can draw your own concept with our drawing tool (by using the design module), and then you can switch to analyze to learn more about the qualities of your concept. Maybe this article can help you? https://help.spacemaker.ai/en/articles/4664275-design-mode-draw-proposals

Here are some pictures from me trying to draw a building and then analyze::

1 When I am in design I can choose one of the tools to draw my own building

well, it was very helpful.

but now, if i'm drawing a building by a polyline i can't define apartment for each floor.

I think the apartment feature is missing in this command.

Yes, so automatic apartment generation is currently only supported for line buildings. For polygon buildings you can design your own apartments individually.
