Before the displacement modifier, can you try increasing the polygon density with the subdivide modifier and then applying displacement?

Displacement Map Help

Hello! So I created a .dae model in Sketchup and imported it into 3DS Max for the texturing, and when I add a displacement map to the top, I get a weird looking thing happening in the viewport. I was able to get it to work with Arnold rendering, but I want the displacement to affect the 3d model as I will be exporting that into another software for use. Any help is greatly appreciated!

What's it supposed to look like? Is that you have in 'Dis.jpg' correct?
