I've attached a screencast that I made for this. I hope it will help. I am using 3DS Max 2018, that's the latest version.

Editing AEC walls?

Hello, I'm still relatively new to 3ds max, and I'm making a set of modular structures for use in UE4. I'm trying to use one AEC wall so I can just punch in holes in my one wall. However, whenever I use an Edit Poly modifier on the AEC wall, it either removes the door hole, or doesn't let me create one. So my question is this: is there a way to edit AEC walls and still be able to keep/punch a door hole in the wall? I'm using 2014 right now, but if I need to upgrade to 2017 I can.
