Unfolding - simple piece / bad results

IV 2008 Pro:

I have a sleeve 40" OD, 3/16" thickness, that has two cuts:
one is a 5 deg angle cut;
second is a cylinderical cut out with a cylinder that is off set a little bit (R=236")

The objective is to get a flat pattern so we can get accurate pricing.

The end result looks kind of funky as it has two curved sides.

Unfortunately we cannot dimension it as it is made from many different little splines.

How does one dimension this so that someone else knows what to make? Or is it better to export to something that can be read in Acad?
