Invalid Property revisited

OK, I've had this situation before and can't remember how I fixed it.

When trying to perform Property Tuning, there is a property at the top of the list which is blank, no name not used by any file, set
to In Use, but you now cannot do anything in the Property Tuning other than click the Cancel button.

How do you go about fixing this?

BTW, running on full SQL, so is it a case of manually deleting that entry from one of the tables, or running a maintenance schedule
to compact and repair the databases?

What has happened is that there's a row in the PropertyDef table with a
blank "FriendlyName" column. That needs to be deleted. Don't attempt this
unless you know what you're doing!
