ELEVATION DISCREPENCY

I'm modeling some conduit for an electrical project. The trouble I'm having is with the conduit elevations. When I use the spot elevation tool I get an elevation of 2'-4 1/2". When I route conduit from my panel, I get a top elevation of -9' 8 103/128". Please help, I'm on subscription.

It would appear that the Conduit's Reference Level (under Properties) is set to the Level above instead of the Level that the Panel is on. Select your Conduit and change the Reference Level.
