Texturing large faces?

I am trying to texture the floor of a building. I know I need to tile the texture I am using, but I also want to add a somewhat dirty look to the floor. How do I do this without compressing the whole floor down to 2048x2048 and losing the quality of the tiles?

I am using Maya and want to import the models into Unity.

Sorry to be that late, I just got here.

 

For Unity 3D?

I use Genetica Pro for texturing. http://spiralgraphics.biz/index.htm

Other game developers use Substance Designer https://www.allegorithmic.com/products/substance-designer, because Unity 3D asks for PBR type textures.

Both can certainly generate PBR textures with aged effects.

Depending on the Game Engine you are going to import to, there should be a "Decal" function in most game engines, which can utilize a separate, smaller texture to be placed wherever you need it and will cover the tiled texture or skin, used on the surface it is applied to, thus making a clean texture: dirty, dusty, bloody, etc.
