FIELD LOST ITS LINK VALUE WHEN XREF EDITED IN-PLACE IN A DRAWING

I have a problem with this tabulated area data using field link to a polyline in the drawing. I xref the file with a table in another drawing then modify it using modify xref in place and after I saved the xref file when I open it all the linked data from a polyline was lost. All the cells on the area column displays a pound sign. Can someone explain to me what just happened? Thanks. I attached an image before and after editing in place.

Is this happening when you "open" the XREF instead of REFEDIT?
