Dynamic block with integral wipeout, way less than 10 clicks and no broken walls to repair if the client changes their mind tomorrow or next month 
And just a a reminder, the OP and creator of this thread did say:
" currently uses auto cad 2005!" No ARCH package, no nothing beyond OOTB plain-Jane AutoCAD. I think you got distracted by the title of the thread, which I believe only refers to the OP's profession and not the Auytodesk Application.
