I would like the easiest way to grade a rectangular parking lot from one side (high) to another (low), and see the contours. gonna have a decision maker looking over my shoulder so he's gonna need graphics to understand. I've tried creating a feature line on what I would want to be the high side assigning it elevation then with the grading creation tools used the grade to distance, put in my parameters and when I run it it just places a diamond in the middle of my area ?

Find the grading group and go to properties and make sure "automatic surface creation" is turned on.  Then make sure the surface style is set to something that will show the contours at your desired interval.

The diamond represents the grading object not the surface.  You must either add the grading objects to a surface or have the grading group automatically create one.
