section view layout in Civil 3D 2012

Having issues with where the first section view starts when trying to place multiple section views on sheets.  The problem I am having is that the offset from the bottom of the sheet frame seems to be a half unit off and grid lines will not line up with the sheet gridlines we have developed.  I attached a pdf of the resulting offset.  Any suggestions on what I need to look for to adjust the bottom offset?  Thanks in advance.

One option is to create a band that's just the right height, but all of the dosplay options are turned off.  The view will have a band and it will be moved up, but you won't see any of the band.

I also had a problem when setting up our template for 2012.

 

Same here, created a band style to shift it over.
