Space List - BOMA Schedule Formula Issues

When I am using the Space List - BOMA schedule in ACAD MEP 2008, most of the cells read like this:
If "[SpaceType_BOMA]"="Store Area" Then RESULT=[UsableArea] Else RESULT=0
The space between the brackets reads the correct information, but the cell is suppose to read the usable area or 0, not the formula. Two of the formulas work correctly, so I tried copying the correct to the incorrect ones, but no luck.

Also, when I first bring the schedule in with no spaces, I have two gross area columns. When I add the spaces to the schedule, the gross area columns go away.

Can someone please tell me what I am doing wrong?
