Hello all.
This is my first post. I did try searching for the issue but I miss the keywords.
I have a problem with Edit Poly modifier applied to a Plane.
The material don't get applied right if the polygon is not equally triangulated.
I have attached a screenshot.

As rendermaster showed in his edit of your screen shot, checking the box for Preserve UVs does work to keep your material mapping in most cases. However, I suggest adding a UVW Map modifier after you've edited your object to ensure there is no unwanted stretching of the mapping.
